Home Buyer’s Fidelity provides high net worth clients with comprehensive representation and real estate brokerage services for the acquisition of a residence in Westchester County, New York.
We avoid conflicts of interest by solely and exclusively representing buyers, locating available properties that meet the exact requirements and desires of our clients. We save our clients time and money and insulate them from stress while always providing our buyers with the fiduciary duties of loyalty, obedience, confidentiality, accounting, and reasonable skill and care.
Home Buyer’s Fidelity obtains information through due diligence research that may provide our clients with a negotiating advantage, and recommends and executes a negotiating strategy in order to achieve our client’s stated objectives.
How we do it…
Home Buyer’s Fidelity continuously studies the Westchester Real Estate market, drawing from listings of homes of all Westchester County realtors. Since HBF doesn’t accept listings, we don’t have a bias to show in-agency listed properties. We familiarize ourselves with target homes as soon as they come onto the market, and deliver value 10 ways:
1. Ascertain client requirements and preferences
2. Identify and preview suitable and available properties
3. Assemble and verify property information
4. Prepare a virtual presentation of recommended properties
5. Show client selected and recommended properties
6. Continuously review and evaluate properties according to client comments
7. Undertake Due Diligence examination of targeted properties to determine seller’s motivation and buyer’s negotiating advantage
8. Formulate negotiating strategy
9. Follow client instructions
10. Continuously communicate with clients clearly and promptly
As an exclusive buyer’s broker, Home Buyer’s Fidelity clients enter into an agreement with us, which requires a consulting fee that is refundable at closing. Home Buyer’s Fidelity is compensated from commissions paid by the seller, which is the usual and customary way buyer’s agents receive remuneration in Westchester County.
